Military & Employer Discounts
Our Preferred Employer Program supports local public service and community-serving professionals. The program offers a 3% rent concession and a waived application fee for eligible applicants with the following professions:
- Firefighters
- Police
- Any school personnel (teachers, admin, custodial, etc.)
- EMS/EMT (Emergency Medical Services/Technicians)
In order to qualify for the discount:
- The professional must live and work in the same county/city as our community
- Applicants must provide proof of employment via a paystub or otherwise
- If another special discount is offered for the apartment home you’d like to rent, you can choose that special pricing or the 3% discount, but not both
Annapolis Bay is an active participant in the Military Rental Partnership Program (RPP), which means that we offer a 5% military discount to active-duty individuals who qualify through participating bases and defense organizations. Given our proximity to the United States Naval Academy and Fort Meade, this is an especially popular benefit for our residents. The program may include waived security deposit, application, and credit check fees, subject to location- and organization-specific participation guidelines. Qualifying military situations (such as active duty, deployment, change of duty station, reservist or National Guard activation, voluntary enlistment, draft, or release from active duty) allow early lease termination consistent with SCRA protections, without lease termination fees or concession payback charges when documentation is provided. Foreign Service members and Diplomats can request additional lease-break accommodations through the leasing team.
Apartments
Annapolis Bay offers spacious one-, two-, and three-bedroom apartment homes in a beautifully maintained, garden-style gated community in Annapolis, MD. Our apartment homes range from 692 to 1,419 sq ft., and feature modern interiors with open-concept living areas, 9 ft. ceilings, and multiple layout options (including attached garages and large patios or balconies). Many apartments also include gas fireplaces, breakfast bars, built-in work-from-home desks, and upgraded bathrooms with soaking tubs. Annapolis Bay offers flexible lease terms of 7-18 months. Yes! All of our apartment homes at Annapolis Bay feature large, private patios or balconies, depending on the floor and location within our community. You can view detailed layouts of our available floor plans to see which apartment homes include outdoor living space, or give us a call, and we can help you determine the best fit for you!
Yes! Full-size in-unit washer and dryer sets are included in every apartment home at Annapolis Bay, making laundry day as easy and convenient as possible.
All of our apartment homes are cable- and high-speed internet-ready. Residents are responsible for setting up and managing their own cable and internet connections with available local providers.
All of our kitchens feature stainless-steel Whirlpool appliances (fridge, dishwasher), a gas range, and built-in microwaves, as well as custom wood cabinetry with kitchen pantries for extra storage space. We offer in-person and virtual tours during office hours or by appointment. To ensure the best experience, we recommend calling ahead to confirm availability. Pricing & Fees
Annapolis Bay charges various fees associated with each unique lease. You can find a high-level overview of select fees and policies listed below; however, our leasing team will provide a full, itemized cost sheet for the exact apartment home you’re considering before you sign your lease.
Non-Refundable Fees
- Application Fee - $25
- Roommate Change - $500
- Mid-Lease Transfer - $500
- One-Time Pet Fee — $250 per pet (cat or dog)
- Monthly Pet Rent — $50 per pet
- Amenity Fee — $250 at Move-In, $149 at Renewal
- Parking Fee - $25/Vehicle/Month for Surface Lot Parking. Private, attached garages are included in select apartment homes
- Storage Fee - $25-$35/Month
- Move-Out Cleaning Fee (Mandatory) - $150
- Building Protection Plan - $10/Month

Refundable Fees

Annapolis Bay is a private, gated community with surface lot parking. Some of our apartment homes offer private, attached garages. Garage availability varies by apartment home. Please contact our leasing team for current parking options and pricing details. You can also view which floor plans include a garage option.
We frequently offer move-in specials for new residents, which may include free rent, waived fees, and other incentives. Specials vary by apartment home, lease term, and move-in date, so availability changes often. Management & Customer Service

The Dweck Customer Service Pledge guarantees that if we haven’t met your expectations within the first 30 days of your lease start, simply provide a 30-day written notice to either 1) transfer to another residence within our community, 2) transfer to another Dweck community, or 3) break your lease (no questions asked and no additional fees).
Annapolis Bay has a dedicated on-site maintenance team with 24-hour emergency maintenance support. Residents can submit non-emergency maintenance requests through the resident portal/mobile app, or can call our dedicated resident phone number for emergency maintenance needs.
The Dweck Properties Customer Service Pledge guarantees that during weekdays, any non-emergency maintenance requests, questions, or concerns submitted will receive a personal response within two business days. If we cannot complete the non-emergency maintenance request within two business days, you will be notified of the status and when to expect resolution.
We offer a full suite of amenities designed to make everyday life genuinely enjoyable. Residents have access to a resort-style pool and sundeck with cabanas, a fitness center with weights and cardio equipment, a resident clubhouse with a coffee bar and entertainment kitchen, and a business center. Our beautifully landscaped grounds also feature a large dog park, playground, barbecue grills, outdoor dining areas, and outdoor workout stations.
Annapolis Bay is a private, gated community with controlled access, surface parking, individual attached garages in select apartment homes, dedicated on-site management and maintenance, and regular resident social and networking events designed to connect you with neighbors. Pets
Your pets are welcome at Annapolis Bay! Each apartment home allows up to two pets. Cats and dogs each require a $250 one-time fee and $50 monthly pet rent. Breed restrictions may apply, so please review our full Pet Policy here. Our community also features a large dog park for your convenience.
Neighborhood
Annapolis Bay is located in Annapolis, Maryland (the state capital), with quick access to I-97, Route 50, and the Chesapeake Bay Bridge. Our community is perfectly positioned between Washington, D.C., and Baltimore, combining the charm and history of Annapolis with easy regional access. Downtown Annapolis, the United States Naval Academy, and the Maryland State House are all just minutes away, while major employers, including Fort Meade, Maryland State Government, Anne Arundel Medical Center, plus great area schools and healthcare providers, are nearby. Annapolis Bay enjoys excellent walkability for everyday needs. Our community is located directly behind the Village Greens Shopping Center, which includes a CVS Pharmacy and other restaurants and services (all within a short walk from your front door). A few minutes from there is your local Safeway grocery store. Then just a bit further by car, you’ll find Annapolis Town Center, Quiet Waters Park, and Compass Rose Theater. Add about 5 more minutes, and you’ll reach the Naval Academy and downtown Annapolis on Main Street. While many everyday errands are walkable, having a car is helpful for reaching the broader Annapolis and Chesapeake Bay region.
The Village Greens Shopping Center and Safeway are right behind our community, providing walkable access to groceries, CVS, and other restaurants and services.

The Safeway at the Village Greens Shopping Center is the closest and most convenient option (located directly behind our community, within walking distance). For additional variety, Whole Foods Market near Annapolis Town Center is just a few minutes away by car, and Target at the Westfield Annapolis Mall area offers groceries alongside general merchandise.
Residents at Annapolis Bay enjoy a wide range of shopping options. The Village Greens Shopping Center is right next door for everyday convenience. The Westfield Annapolis Mall is a short drive away and features Macy’s, Target, Nordstrom Rack, JCPenney, Kohl’s, HomeGoods, T.J. Maxx, Marshalls, and more. Annapolis Town Center offers an upscale, open-air shopping and dining experience with Whole Foods Market and other specialty retailers. Downtown Annapolis adds charming local boutiques and waterfront shops along Main Street.
Annapolis is a vibrant city with no shortage of entertainment. Historic Downtown Annapolis offers waterfront dining, live music, and seasonal events along City Dock and Main Street. Rams Head Tavern and Galway Bay are popular nightlife spots, and the nearby Compass Rose Theater offers live performances. The Annapolis Town Center regularly hosts community events and live entertainment. Annapolis is also a premier destination for sailing, Chesapeake Bay boat tours, and visits to the historic William Paca House & Garden and the Maryland State House.
Our community features a fitness center with weights and cardio right on-site, along with outdoor workout stations, so staying active is easy without ever leaving home. For additional variety, the Annapolis area offers numerous fitness studios, gyms, and outdoor recreation options. Annapolis Athletic Club, Quiet Waters Park, Life Time Annapolis, Pure Barre, and Sandy Point State Park are all within eight miles. The Chesapeake Bay waterfront also provides excellent opportunities for kayaking, paddleboarding, sailing, and waterfront running.
The Annapolis area offers excellent trail access for outdoor enthusiasts. The Baltimore & Annapolis (B&A) Trail is one of the region’s most popular multi-use trails, stretching over 13 miles from Annapolis to Glen Burnie (perfect for running, walking, and cycling). Quiet Waters Park (just a few minutes from our community) also offers scenic trails along the South River with stunning Chesapeake Bay views.
Annapolis Bay is surrounded by beautiful parks and green spaces. Quiet Waters Park is a 340-acre park along the South River featuring walking trails, a dog beach, gardens, and a pavilion for events. Truxtun Park offers sports fields, a pool, and playgrounds, while Amos Garrett Waterfront Park, Susan Campbell Park, and the William Paca House & Garden provide scenic green spaces along the downtown waterfront. Our community also features its own lush, beautifully landscaped grounds, a large dog park, and barbecue grills and outdoor dining areas for residents to enjoy.
While Annapolis Bay is conveniently located with quick access to I-97 and Route 50, and the Village Greens Shopping Center (with Safeway and CVS) is directly behind our community, having a car is recommended for most commuting and broader errands in the Annapolis area. Public transit options through the Annapolis Transit system are available, though service is more limited compared to larger metro areas. Our location provides convenient highway access to both Washington, D.C., and Baltimore for commuters.
Baltimore/Washington International Airport (BWI) is approximately 20 miles (about 25 minutes by car), making it the most convenient airport for Annapolis Bay residents. Ronald Reagan Washington National Airport is approximately 35 miles from our community (about 40 minutes via I-97 and Route 50).

Annapolis Bay is ideally positioned for military personnel, government employees, and defense professionals. The United States Naval Academy is approximately 10 minutes away in downtown Annapolis, while Fort George G. Meade (home to the NSA, U.S. Cyber Command, and Defense Information Systems Agency) is about 20 minutes north via I-97. Other major employers in the area include the Maryland State Government, Anne Arundel Medical Center, and area schools and healthcare providers. Our community’s proximity to I-97 and Route 50 makes commuting to these and other regional employment centers quick and convenient.
